A South Bay assisted living facility had planned on building a new senior residence several years ago; however, their plan collapsed when the project’s cost far exceeding the owner’s budget. Expenses ballooned due to a building plan that included a costly million-dollar fire road and an unnecessary hillside design, though building the structure on level ground would have reduced costs significantly.
The owner had no choice but to halt the job, and the project languished for more than two years. HGCI learned about what had happened, contacted the owner and a new design-build plan was agreed on that offered more space at a lower price. When the project is completed, there will be no compromise to quality--yet money will be saved. Perhaps most importantly, there will be more space to accommodate the growing need for high quality, comfortable and safe senior housing.
